ACR are working with a well-established and widely respected housebuilder who is seeking an experienced Quantity Surveyor or Senior Quantity Surveyor to join their commercial team. This role is ideal for an analytical, commercially-minded professional who can drive cost efficiency, manage procurement, and ensure the financial success of high-quality residential developments.
Key Responsibilities:
- Prepare detailed cost plans, budgets, and forecasts for residential projects.
- Manage project costs throughout the lifecycle, ensuring accurate reporting and strong financial control.
- Manage procurement processes including preparation of tender documentation and subcontract packages.
- Review and evaluate subcontractor quotations, negotiate terms, and make award recommendations.
- Draft, review, and administer contracts, variations, and commercial agreements.
- Prepare and assess interim valuations, payment certificates, and final accounts.
- Monitor cash flow, cost-to-complete, variations, and commercial risks, reporting any concerns promptly.
- Build strong working relationships with subcontractors, suppliers, and internal departments.
- Attend project, design, and commercial meetings, providing clear commercial input and recommendations.
- Manage subcontractor performance and support resolution of disputes or claims where necessary.
- Ensure all commercial activities comply with company procedures, contract terms, and industry regulations.
- Maintain complete and accurate project records for audits and handover.
- Support the wider commercial team with cost benchmarking and continuous improvement initiatives.
Skills & Qualifications:
- Previous experience as a Quantity Surveyor or Senior Quantity Surveyor within housebuilding or residential construction.
- Strong understanding of budgets, cost control, procurement, and contract law (JCT preferred).
- Excellent numeracy, analytical, and negotiation skills.
- Ability to work independently and manage multiple projects simultaneously.
- Proficiency in MS Excel and relevant commercial or estimating software.
- Degree in Quantity Surveying, Commercial Management, or similar (preferred but not essential with strong experience).
