The Opportunity

Our client are seeking an experienced Project Manager (No.1) to lead the delivery of a new build 70-bed care home in Whitstable, Kent.

This is a 3-storey reinforced concrete (RC) frame project with an 18-month programme, requiring a strong leader capable of managing the scheme from early construction through to completion and handover.

Key Responsibilities
Take full responsibility as No.1 on site, reporting to senior leadership
Manage the project programme, ensuring delivery on time and within budget
Coordinate and lead site teams, subcontractors, and suppliers
Oversee all phases of the build, with a focus on RC frame and superstructure delivery
Maintain high standards of health & safety, quality, and compliance
Chair site meetings and provide regular progress reports to stakeholders
Manage client relationships and ensure expectations are met or exceeded
Identify risks and implement mitigation strategies

Requirements
Proven experience as a Project Manager / Senior Site Manager on similar projects
Strong background in RC frame construction and multi-storey developments
Experience delivering care homes, residential, or healthcare schemes (preferred)
Ability to manage projects as the lead (No.1) on site
Excellent leadership, communication, and organisational skills
Strong commercial awareness and programme management capability
Relevant construction qualifications (e.g. HNC/HND/Degree or equivalent)
SMSTS, CSCS (Black/White), and First Aid certification
